This course will instruct appraisers on how to effectively communicate all assignment results in a clear and concise manner, ensuring appraisal reports align with Uniform Standards of Professional Appraisal Practice (USPAP) and/or any overlay guidance that may be applicable.
Attendees will be given a comprehensive review of the Uniform Residential Appraisal Report (URAR), i.e., Form 1400, as well as the Market Conditions Addendum (Form 1004MC). The course will also cover:
- USPAP Compliance, Violations and Sanctions
- USPAP Standards Rule 2
- Geographic Incompetence
- Aggravating and Mitigating Circumstances
- Repairs and Corrections
- Utilizing Cost Estimators
- Creating a Defensible, Credible Report
- Responding to Underwriter Concerns
- Case Studies
